Be aware that there are many properties which have been built without planning permission (or in excess of permission) and enforcement action is increasingly being taken.
Despite being legally obliged to for many years now, many developers still won’t provide bank guarantees to protect your payments if they ever went bankrupt or otherwise couldn’t complete your property.
You should be aware of unfair contracts and if you’re buying ‘off-plan’, you need to select your property very carefully and be wary of property with inadequate specifications.
